TO PUT $2,500 IN YOUR POCKET Brookfield Tax Deferral
Program May 15 is the cut-off
date to reapply for tax deferral for those who obtained a tax deferral
last year. Residents must apply each year; the deferral is not automatically
renewed. This program defers a portion of annual real estate tax bill taxes until the home is sold. It is designed to allow homeowners to use the equity in their homes to help maintain their standard of living. To assure payment of the accumulated deferred taxes, the Town places a lien on the home. Annual compound interest is charged. (See details below). Eligibility: To participate in this program, a person must meet all of the following qualifications: Age: A person must have achieved the age of 65 by December 31 for the tax year that begins the following July 1. Residency: A person must have made Brookfield his/her primary residence for the immediate five calendar years prior to the tax year that begins the following July 1. During the time a tax credit is received by a person, Brookfield must be his/her primary residence.. Primary residence means living in Brookfield for not less than 183 calendar days per year. Limits: State law requires homeowners to pay at least 25% of their real estate property tax. Benefit: The participants
defer a portion of their property taxes. The amount of the deferral
is 45% of the tax on the median assessed value home. The deferral amount
is the same for all participants (subject to the State limit noted above).
Following is an example. (Note that the mill rate used in this example
is an estimate only. The actual mill rate for 2007-08 taxes has not
been set as of May 7, 2007.) In this example, all qualifying homeowners receive a credit of $2,540 (subject to the State limitation of 25%). Cost to the Homeowner:
There is an interest charge to the homeowner for the deferral. Compound
interest is calculated based on the Bond Buyer’s Twenty Year Bond
Index average, which is currently less than 4.50 %.
The Brookfield Senior Center is open for membership for all residents 55 and older. There is no fee for membership to the center. Menus are published in the Brookfield Journal and the News Times.
